Tenant File Reviews
Our staff will complete a comprehensive review of your tenant files using our automated Tenant File Review Worksheet. The worksheet was developed from HUD’s Management and Occupancy Review Form 9834, and provides you with a per-unit record of file issues in need of correction. We can also work with your site management team to address MOR findings, as needed.
Customized to your specific needs, we have three options for file review services:
- Standard File Review: Includes analysis of each active tenant file (or a sampling of your files) with review of calculations and verifications for 50059s, types and timing of certifications, income limit application, and inclusion and appropriate use of HUD-required forms. This service may be extended to include a review of files for moved-out tenants.
- File Organization: We’ll reorganize your tenant files into two, four or six-part folders, and archive data in accordance with HUD’s requirements. Tenant file organization will be customized to meet your state, local, or personal preferences.
- Correction/Updating of Tenant Files: Preparation of missing documents and corrections, in compliance with HUD guidelines; ready for tenant(s) and owner/agent signatures.
PMCS services are performed by our AHM/COS certified staff, which includes leading industry trainers, all of whom have thorough knowledge of HUD, TRACS, occupancy issues, the 4350.3 Handbook and Contract Administration.
